101 suburbs nationwide with $1M+ home price gains see values soar over $1M in 5 years, rewarding lucky homeowners.

PropTrack data shows that median house prices in 101 suburbs with $1M+ home price gains surged by over $1 million.

The majority of these high-gain suburbs are in capital cities, with 86 of them located specifically in Sydney.

Only seven regional suburbs made the list, including Byron Bay in NSW, Minyama, Doonan, and Sunshine Beach on the Coast.

Surfers Paradise, Bundall, and Broadbeach Waters on the Gold Coast also appeared on the list of high-gain suburbs in Australia.

PropTrack senior economist Eleanor Creagh pointed out that Sydney’s suburbs dominating the list was expected due to the city’s high prices.

“It’s unsurprising to see Sydney suburbs leading, as it is the most expensive capital city in Australia,” Ms. Creagh explained.

“It’s home to Australia’s highest-value suburbs, and Sydney has experienced significant growth over the past five years,” he noted.

Although Sydney’s growth hasn’t been as strong recently compared to Brisbane and Adelaide, it remains substantial and significant.

Australia’s strongest performing locale was Sydney’s Bellevue Hill. This suburb saw its median house price increase by over $4 million.

101 Suburbs with $1M+ Home Price Gains

Sydney real estate agent Ashley Bierman called Bellevue Hill the jewel of the eastern suburbs, a standout among 101 suburbs.

“From a location perspective, Bellevue Hill is surrounded by the best amenities the eastern suburbs offer,” he explained clearly.

Additionally, Bellevue Hill is favored due to its proximity to Bondi Beach, Rose Bay, Bondi Junction, and prestigious schools.

Renowned schools like Scots College and Cranbrook School boost Bellevue Hill’s appeal, highlighting its status among 101 suburbs with $1M+ gains.

Mr. Bierman, who has been selling homes in Bellevue Hill for over 15 years, described the area as having a tightly held market with limited supply.

“It’s known that a diverse range of buyers is attracted to purchasing and building in Bellevue Hill,” he noted.

Families often seek to stay in the area to keep their children in local schools or are upgrading from long-term homes.

Mr. Bierman is believed to have set a new record in Bellevue Hill by selling a 1,545sqm property for $80 million.

However, he chose not to comment on the sale, which took place last month at 27 Victoria Road.

Following Bellevue Hill, Sydney suburbs such as Vaucluse, North Bondi, Bronte, and Mosman saw increases exceeding $2 million during the same period.

Racking Up Millions in Queensland: 101 Suburbs with $1M+ Home Price Gains

Queensland had eight suburbs where house prices rose by over $1 million, with Brisbane’s inner-city neighborhood of New Farm leading.

New Farm’s median house price increased by $1.38 million, reaching $2.8 million over the five years to August.

Brett Greensill of McGrath Estate Agents noted that New Farm is popular for its lifestyle and close proximity to the CBD.

“I’ve worked in this suburb for 25 years, witnessing its gentrification while maintaining its unique village character,” he said.

“We’re on a peninsula surrounded by the river, so there’s no through traffic, allowing living, working, and enjoying locally.”

New Farm has attracted many interstate buyers, particularly from Sydney, but Brisbane buyers still drive most sales in the area.

“Locals know New Farm’s value, and when they trade, we call it the ‘New Farm shuffle’ for upsizing or downsizing,” Mr. Greensill said.

“We offer a diverse range of properties, catering to every stage of life and various family circumstances.”

Queensland’s other suburbs achieving million-dollar gains include Ascot, Minyama, Surfers Paradise, Doonan, Bundall, Sunshine Beach, and Broadbeach Waters.

Perth suburbs pocketing millions 

In Western Australia, home prices in CottesloeDalkeithCity Beach and Peppermint Grove gained at least $1 million in the past five years.  

James Heerey, Perth real estate agent, reports high demand in suburbs with $1M+ home price gains, reflecting broader trends.

“The past five years have seen significant growth in Perth, driven by a mix of activities elevating property prices,” Mr. Heerey explained.

He added that City Beach provides excellent elevation, spacious homes, large land holdings, and stunning ocean views, highlighting the trend in 101 suburbs with $1M+ home price gains.

“Many surrounding suburbs like Dalkeith, Cottesloe, and Peppermint Grove have also experienced significant changes and growth in their markets,” he said.

“Buyers’ agents I work with find great opportunities in these suburbs, which now offer diverse homes from luxury to character,” he noted.

St Peters, Adelaide’s only South Australian suburb on the $1M+ home price gains list, saw a $1.1775M rise.

Melbourne’s Toorak was the sole Victorian suburb to make the list, with its median house price increasing by $1.15 million to $5 million.
