A heat map of eviction applications submitted to the New South Wales consumer tribunal has revealed significant variations across different regions.

Data shows that most applications to vacate a property are initiated by landlords rather than tenants.

This map, created by the Tenants’ Union of New South Wales using figures from the NSW Civil and Administrative Tribunal (NCAT), illustrates the trends.

In particular, tenants in Bourke Shire, Central Darling, and Walcha experienced the highest proportion of eviction applications, averaging three per 100 rental households.

In Sydney, the Campbelltown and Liverpool local government areas (LGAs) reported the highest eviction application rates, with two per 100 rental households.

Conversely, affluent areas of Sydney, such as Willoughby Shire, Ku-ring-gai, Mosman, and Woollahra, recorded zero evictions per 100 tenants.

Blacktown had the highest total number of evictions, with 801 recorded in 2024 from a total of 47,792 rental households.

However, the actual number of evictions across New South Wales is likely much higher than what this map indicates.

This map only tracks eviction applications lodged with NCAT, so it may not represent the full picture.

Of the applications made to leave a rental, 76 percent were submitted by landlords, while only 21 percent were from tenants.

The disparity was even more pronounced for social housing applications, with 93 percent initiated by landlords.

In contrast, only 6 percent of these applications were submitted by tenants.

Additionally, the remaining applications were made by parties who were neither landlords nor tenants, indicating a diverse range of applicants.

Landlords were most likely to submit eviction applications to NCAT for non-payment of rent, accounting for 48 percent of cases.

Evictions for other reasons made up 17 percent, while general orders related to breaches of tenancy represented 15 percent of applications.

On the other hand, tenants were more inclined to apply to the tribunal regarding bond disputes, which constituted 43 percent of cases.

Furthermore, tenants also filed applications for general orders and rent issues, each making up 16 percent of their submissions.
