Brisbane’s property market has seen significant transformation and notable growth since the pandemic began.
According to PropTrack’s Home Price Index, Greater Brisbane continues to perform very strongly in the housing market.
Currently, year-on-year growth stands at 14%, with selling prices now officially exceeding those found in Melbourne.
This situation marks a stark contrast to Brisbane’s previous reputation as an affordable option for first-home buyers.
Townhomes have become a natural next step for individuals wanting their own backyard while staying close to the city.
As a result, developer Peet has recognized this opportunity and announced 82 new, nearly completed townhouses in Nudgee.
With prices set at $750,000 and below, Little Eagle Nudgee offers the only new townhouses currently under construction in the region.
Moreover, these townhouses qualify for the Queensland First Home Owner Grant, allowing successful first-home buyers to save an additional $30,000.

“The townhouses in Nudgee are providing an affordable alternative to the established housing market, which currently averages around $1.1 million,” stated Brendan Gore, managing director and CEO of Peet.
Nudgee’s median house price is currently at $1.085 million, reflecting a 22.9% increase over the past year, according to realestate.com.au data.
The architecturally designed Little Eagle Nudgee community features a collection of three- and four-bedroom, two-storey homes with high-quality finishes.
Located just 18 kilometers north of Brisbane, these homes offer a desirable living experience in the suburb of Nudgee.
Peet’s construction model enables clearer pricing and allows them to provide townhomes at 70 to 80% of the area’s median house price.
“Our medium-density business model focuses on selling homes that are close to completion, offering certainty in build costs,” explained Mr. Gore.
This model ensures a clear fixed-price value proposition for the customer, enhancing their buying experience.
“Given the ongoing supply issues across the region, rental availability remains a challenge for many.
Consequently, selling our townhouses when they are nearly finished allows customers to move in immediately without waiting for construction delays.”
Thoughtfully designed for families seeking a low-maintenance lifestyle, the new homes feature gabled roofs and stone benchtops.
Additionally, they include stainless steel appliances and ceramic floor and wall tiles, ensuring modern elegance throughout the spaces.
The community also offers shared amenities like a pool, barbecue area, and play facilities for hosting friends and family.
Set among established trees and green spaces, the development incorporates electric heat pump hot water systems to minimize power consumption.
“Little Eagle Nudgee exemplifies our commitment to planning for areas anticipating population growth,” said Mr. Gore.
This initiative aims to assist more Queenslanders in achieving their dream of homeownership in a supportive environment.
“The new community effectively addresses Brisbane’s rising housing demand while establishing a new standard for affordable living,” he continued.
Furthermore, it emphasizes high-quality, sustainable design, promoting long-term benefits for residents and the environment.
The new homes are conveniently located just minutes from the Gateway Motorway, enhancing connectivity to the CBD and Moreton Bay region.
They also provide easy access to both domestic and international airports, as well as local shopping destinations for residents.
Additionally, the community is near Nudgee Beach Recreation Reserve and some of Queensland’s top educational institutions, enhancing its appeal.
The first 20 townhouses in Stage 1 of Little Eagle Nudgee are currently available for purchase.
Residents are expected to move in before Christmas 2024, making this a timely opportunity for prospective buyers.
