This weekend showed a mix of outcomes in Canberra’s auction market, but standout sales emerged. A luxury home in Nicholls achieved a remarkable benchmark.
The six-bedroom residence at 17 Sutcliffe Street attracted five registered bidders on Saturday. It ultimately sold for an impressive $2.25 million, well above expectations.
According to MARQ Property’s Luke McAuliffe, the home received an opening bid of $1.3 million. It sold for about $200,000 over its reserve price, highlighting strong buyer interest.
“The property was purchased by a family with teenagers looking for ample space,” he explained. The elevated 923-square-metre block includes formal and informal living areas.
Moreover, the property features three bathrooms, a heated in-ground pool, and stunning views of the Brindabellas. It also overlooks Black Mountain and the Belconnen Town Centre, making it a desirable location.
In contrast, the four-bedroom home at 26 Johnstone Circuit in Calwell failed to sell on Saturday. It is now available for offers starting at $999,000, indicating mixed demand in that area.
Michael Martin of Luton Properties Tuggeranong mentioned that potential buyers showed interest throughout the campaign. However, none placed bids on auction day, reflecting market fluctuations.
Set on a 718-square-metre block, the modern house offers a spacious floor plan and prized views of Brindebella Mountain. This property remains a viable option for interested buyers.
Additionally, Jonny Warren Properties faced similar challenges, with both their properties not selling this weekend. However, they anticipate sales in the coming days, suggesting continued interest.
The striking house at 5 Mackay Crescent in Kambah drew two registered bidders on Saturday. It was ultimately passed in at $1.165 million, with a subsequent offer of $1,172,500 reflecting ongoing buyer engagement.

Warren mentioned that it is a beautifully presented four-bedroom residence on a landscaped 1,034-square-metre block. This property offers breathtaking views and direct access to Mount Taylor’s walking trails.
In addition, the three-bedroom townhouse at 46/12 Challis Street in Dickson was passed in during the auction. It is now on the market with a guide price of $850,000, reflecting current buyer interest.
Mixed results were observed throughout the week, indicating fluctuations in the auction market. On Wednesday, Ray White’s Kate Coultas successfully sold the three-bedroom, two-bathroom residence at 1 Hynes Place, Chisholm, for $853,000.
Meanwhile, Ray White also sold the property at 6/19 Howitt Street in Kingston for an undisclosed price. Additionally, the three-bedroom home at 19 Whitfeld Street in Monash is currently listed for sale for over $800,000.
Elsewhere in the market, the luxury apartment at 47/9 Eastlake Parade in Kingston was sold prior to the auction. This sale was facilitated through Belle Property, indicating strong demand for premium properties.
Moreover, the four-bedroom house at 7 Gibson Street in Macgregor was passed in during the auction. It is now listed for sale through Bastion Property Group’s Theo Koutsikamanis for $689,000 or more.
Finally, clearance rates remained stable at 54 percent, which is an improvement over the same period last year. Last year, clearance rates dipped to 51 percent, highlighting a positive trend in the market.
