Graya secures $25M trophy home site,
Record-breaking developers Rob and Andrew Gray have expanded into New South Wales by acquiring a prestigious waterfront site.
The brothers, known for their Queensland-based company Graya, paid approximately $25 million for the Byron Bay property.
Recently, they set a new price benchmark with a luxury development in Burleigh Heads, further boosting their reputation.
Now, Graya plans to build a high-end trophy home on the exclusive Waterlily site, situated on Byron Bay’s waterfront.
The brothers have also decided to market the property before construction begins, highlighting its prime location.
While the exact price remains undisclosed, it’s understood the acquisition price for the Boarder Street address is around $25 million.
Waterlily will be an exceptional, one-of-a-kind property, designed for a discerning buyer seeking prestige and luxury.
Rob explains to Nine that he and Graya’s team are currently selecting the creative minds who will collaborate with them.
The property spans 2022 square metres and boasts 40 metres of waterfront, offering an exclusive, sought-after location.
Though the land has been subdivided into four lots, the Gray brothers plan to keep a portion within their family.
“We want to carve off a piece of land for ourselves,” Rob says, emphasizing their desire to preserve part of the site.
A prestigious home will be built on one of these lots, with the brothers seeking a buyer for the journey.

“When we arrived, we immediately saw a massive whale leap in front of us within seconds. It felt like a sign. We were amazed—it was incredible.”
The prime address is just the third-closest uninterrupted waterfront block to Byron Bay’s village center.
It gently slopes down to the untouched sands and vibrant sapphire waves of Belongil Beach, offering an idyllic setting.
On one hand, the buyer will be close to Byron Bay’s boutiques, bars, and restaurants, offering convenience and culture.
On the other hand, they will enjoy breathtaking views of a private, endless blue horizon stretching before them.
The luxury property Waterlily marks Graya’s first project outside Queensland, expanding the company’s portfolio into New South Wales.
The business, originally founded in Brisbane, was ready to take on interstate projects but needed the perfect land and location.
“We were specifically looking for beachfront properties, especially those without roads or footpaths,” Rob explains. “This Byron site was ideal.”
“Byron is a unique market, attracting wealthy families from Sydney and Melbourne,” he continues, highlighting the area’s exclusive appeal.
Rob adds that, despite its large price tag, the site felt undervalued compared to other locations they considered.
“We’ve been asked many times why we haven’t moved into Sydney’s eastern suburbs,” Rob says, noting their careful expansion.
“It was always ‘maybe in the future,’ but we only ventured into the Gold Coast a few years ago.”
Rob reflects on their success in the Gold Coast, which has exceeded expectations, reinforcing their cautious yet successful growth strategy.
“Byron is where I got married,” Rob shares, adding that they frequently visit the area for both personal and professional reasons.
He jokes that they might be building the next home for Hollywood star Matt Damon, who often stays in Byron.
Celebrity clientele are no strangers to Graya, with their projects frequently attracting high-profile individuals seeking luxury properties.
One such project, Kloud in Palm Beach, is already generating buzz, with tennis champion Ash Barty among its prominent residents.
Ash Barty, a long-time friend and admirer of Graya, purchased one of the 23 exclusive residences in the waterfront tower.
With only a few residences remaining, Graya anticipates the project will break price records in the Palm Beach area.
Last month, Rob sold his $11 million Moroccan-inspired family home to a prominent fitness influencer, Adam Sullivan.
The property, named Dune, was a complete creation by Graya and set a record for the suburb’s highest sale.

Belongil Beach is home to high-profile residents, and the buyer of Waterlily will be in prestigious company.

With such a distinguished community, Matt Damon would certainly fit right in as a potential neighbor.
In addition to Waterlily, Graya is working on two four-level homes on Queensland’s exclusive Hedges Avenue in Mermaid Beach.
These luxurious homes, soon to be launched, are located on one of the state’s most expensive and sought-after streets.
